Our Loan Products

Development Finance

AMF Finance provides development finance for up to 70% loan to value and 80% loan to cost. Interest rates starting from 8.0%^ with flexible loan terms up to 36 months. We offer loans from $5 million+.

Mezzanine/Preferred Equity

AMF Finance provides mezzanine and preferred equity on selective projects. Lending up to 85% of development costs for terms of up to 36 months, our rates start from 8.0%^ + profit share.

Residual Stock

Do you need a residual stock facility? Lending up to 80% of completed value, for terms of up to 36 months our residual stock loans provide a flexible funding solution for residual stock. With rates from 8.0%^

Bridging Finance

Received a notice to complete? We understand bridging finance requires speed, as the lender we can provide credit approval in 24 hours* and funding within two business days*.

Commercial Property Finance

We have a number of term debt products with loan sizes from $5.0 million and can offer low cost solutions from 3.6%^ on terms of up to 10 years.

AMF Finance was established in 2017 in response to the changing dynamics and regulatory environment within the Australian real estate finance market. As a wholly-owned subsidiary of two leading ASX-listed real estate entities, AMF Finance has access to both balance sheet capital and a diverse range of private capital sources. Our clients have included both private and institutional clients, and we maintain strong relationships with the major banks operating in Australia. AMF Finance has undertaken many transactions in partnership with several Australian banks.

AMF Finance was formed to provide funding solutions for Australian real estate. As the lender, AMF can provide borrowers with a range of real estate debt solutions from $2m upwards. AMF has a strong understanding of the real estate sector and borrower funding needs, moving quickly in respect of both credit decisions and settlement time frames. We pride ourselves on the ability to structure and provide funding solutions that traditional financiers will not entertain. The AMF team has over 40 years experience across all facets of commercial real estate finance.

Our Vision

AMF Finance is seeking to be a major non-bank lender within the Australian real estate marketplace. AMF is owned by in joint venture by 360 Capital Group (ASX:TGP) and 360 Capital Total Return Fund (ASX:TOT). Collectively, AMF’s owners have a market capitalisation of approximately $300 million and have established AMF Finance to be a long term non-bank lender. AMF Finance vision is to provide all stakeholders and customers with a professional, timely and quality solution to their funding/investment requirements.

James Cama Head of Real Estate Debt

James is a property finance specialist with over 12 years of banking and finance experience. James has previously held commercial property finance roles at St George Bank and ING Bank (Australia). James holds a Bachelor of Business and Commerce majoring in Applied Finance from the Western Sydney University.

Jonathon Nguyen Analyst, Real Estate Debt

Jonathon joined 360 Capital as an Analyst in 2018. Prior to this, Jonathon was a Treasury Analyst (ALM) for a mutual bank, responsible for the liquidity/funding requirements and management of fixed income investments in the banking portfolio. He initially started his career as a Graduate at State Street Bank & Trust Co., working in the Global Markets Division. Jonathon holds a B.Comm from the University of New South Wales.

Scott Morgan Debt Origination Manager

Scott has 20 years' experience in real estate investments and is skilled in strategy, deal origination, execution, management and investor relations. Scott establishes strong relationships and is able to work collaboratively with a wide range of stakeholders applying commercial acumen to achieve great outcomes. Prior to his current role, Scott was a Director with Newground Capital Partners responsible for originating real estate transactions, capital raising, fund management and reporting to investors. Scott has also held senior roles at Investa Property Group, Babcock and Brown, Investec and led the Sydney Deloitte Real Estate team as a Director.

Fraser Matthews Debt Origination

Fraser has worked with 360 Capital since 2015, having significant experience across real estate debt transaction origination and capital raising. Fraser has previously held the roles of Portfolio Manager at Young Group in London and Private Client Manager at the Bank of Scotland. Fraser has a BA, majoring in Economic History and Political Science from the Australian National University and a Diploma of Financial Planning.
